Chain of title, certificate of no liens, zoning and land use, ejido origin, condominium regime, and outstanding property tax, water and HOA balances.

Bank trust (fideicomiso)

Trustee selection, the permit from the Secretaría de Relaciones Exteriores, trust instructions and beneficiary designations for purchases in the restricted zone.

Notary coordination

Deed preparation with the Notario Público, document collection, appraisal, and a signing agenda for parties in person or by power of attorney.

Taxes & closing costs

Seller capital-gains withholding, acquisition tax (ISAI), notarial fees and CFDI invoices, reconciled into a closing statement both sides can read.

Funds flow

Escrow instructions with licensed third-party providers and a single funds-flow memorandum. Cierra never receives or holds client funds.

Post-closing

Recording at the Public Registry, transfer of property tax, water and utility accounts, and delivery of the recorded deed to your vault.

    Trustee, SRE permit and trust terms run in parallel with diligence.

  4. Closing statement

    Taxes, fees and prorations in one statement, approved by both sides before funds move.

  5. Signing

    Deed signed before the Notario Público; funds released per escrow instructions.

  6. Post-closing

    Registration, account transfers and the recorded deed, kept in your vault.

What clients ask first.

Can a foreigner own property in Los Cabos?

Yes. Because Los Cabos is within the restricted zone, foreign individuals hold residential property through a bank trust (fideicomiso), with full rights of use, lease, sale and inheritance. A Mexican company may also acquire property for non-residential purposes.

Where is my money held before closing?

With a licensed third-party escrow provider under written instructions agreed by the parties. Cierra never receives or holds client funds, and never sends or changes wiring instructions by email.

Do I need to be in Mexico to sign?

No. You can grant a power of attorney before a Mexican consulate, or before a notary abroad with an apostille. We send you the approved wording so it is accepted by the notary.
